What this job involves :
Ensure that all tenants are applying the fit-out guide manual
Responsible for all site inspection during the fit-out period
Conduct Introduction meetings with individual and perspective retail and commercial tenants and their appointed designers to explain procedures and the design criteria in detail.
Support and maintain continuous contact with tenants and designers throughout the conceptual design phase until the final design approval is achieved.
Support the overall design intent of the retail and commercial space by providing design direction for implementation by retailers and commercial occupants.
Perform retail concept design packages review against design criteria in a timely manner. This includes: complete drawing mark-up of submission documents complete with comments for constructive modifications to align to criteria and improve design/customer experience quality.
Perform technical plan reviews of final architectural and signage drawings.
Facilitate and attend meetings and discussions with retailers and tenants to provide explanation of the design comments (when necessary).
Documents design review approvals/rejections/comments.
Facilitate and provide monthly status (or more frequent) reports on progress, process evaluation, and critical issues.
Attend weekly on site meetings to perform snags, give general design advice and feedback on tenant construction progress and convey the findings and timely recommendations back to client in a report.
Identify any design issues or cost saving opportunities throughout the processes.
Arrange Introduction meetings and ensure that tenants are fully aware of the fit-out procedures and milestones.
Support tenants (where necessary) in finding and adequate fit-out contractor.
Attend design meetings to assist the design review team in achieving a smooth design approval procedure so milestones are met and fit-out can commence on the defined date.
Coordinate the submission of concept, MEP and technical documents.
Work with MEP Engineers to approve/ review fit-outs appointed by client or tenant
Interested? An ideal candidate would need to have the following qualifications
Desired experience and technical skills
Education /Work Experience Requirement:
35-10 years Tenant Fit-out coordination experience in shopping mall or other retail renovation projects.
Bachelor degree or above major in Interior Design, Architectural Engineering management or other related disciplines.
Architectural Engineering management related qualification.
Tenant Fit Out coordination experience in Shopping Malls or other.
Proven track record of customer services oriented tenancy management experience along with proven experience in retail or commercial management
Demonstrated experience in leading and managing small interactive teams, including the management of work allocation, performance management, staff development and career planning.
Good level of knowledge relating to MS Office/ Ms Project, Autocad, etc.
Excellent knowledge and understanding of H&S and environmental responsibilities. Willing to study for additional formal qualifications if necessary
Customer focused with sound commercial and financial awareness
Able to translate client requirements into action plans and implement them
Demonstrated medium - high level English written and interpersonal skills, including an ability to communicate negotiate and consult at all levels of staff and to produce reports of a complex nature.
Able to establish relationships with clients, suppliers and across the retail & commercial business.
Strong organisational skills – ability to multi task and prioritise workload.
Financially aware and analytical.
Commercial awareness and customer focused.
Ability to work on own initiative, to listen and willingness to learn.
Comfortable and confident. Ability to delegate and also willingness to be ‘hands on’ when required.
Team player – maintain close working relationships with all employees whether site based or external.
Ability to demonstrate utmost discretion when dealing with all sensitive and confidential information.
